FSBO vs Realtor – Which route should you take?

Welcome back to the blog!

Today we will be discussing whether you should sell your home on your own or utilize the services of a licensed Realtor like myself. Yes, I am bias but here’s why.

The FSBO Talk

In the world of real estate, the act of selling your home yourself is referred to as For Sale By Owner (FSBO) or “fizz-bo”. While being a FSBO might seem like the easiest way to save money, the reality is … it’s NOT that simple.

Are you familiar with real estate law?

The laws of Real Estate can be very complicated and they are constantly changing. While some homeowners have legal and/or real estate experience, most do not. If you’re not careful, an entire deal can fall through or worse, a lawsuit could arise.

Are you familiar with creating a Comparable Market Analysis?

Listing your home with a Realtor often leads to a faster sale. Many FSBOs do not have an understanding of their market, and make the mistake of overpricing their home, which leads to it staying on the market longer and requiring a price reduction. With the knowledge of the markets, a Realtor can help you determine the right price for your home so it sells quickly for the highest amount possible.

Do you have the time to market your home properly?

The marketing and selling of a home takes a lot of time and energy. With a Realtor, you can save countless hours of time and minimize stress, as they will handle the marketing for you. They will also use their own sphere of serious pre-approved buyers and agent connections. Not to mention the professional photography, arranging of showings, conducting open houses, negotiations, contract to close processes, the list could go on and on.
